September is the last month you can eat at JUMBO Seafood East Coast, the outlet the brand was built on in 1987, and the seafood houses have quietly rolled their promotions over with the calendar. We re-checked the official promotions pages of eight seafood restaurants on 11 September 2026 and kept only what is actually live now: JUMBO East Coast's farewell prices of a $39 Half Australian Lobster and $39 e-vouchers with unlimited redemptions, both to 29 September; Red House Seafood's à la carte dim sum at 50% off on weekdays and 30% at weekends, running to the end of the month; TungLok Signatures putting one iconic dish at 50% off every single day for TungLokFirst members; Greenwood Fish Market's House Oysters at $2.50++ at the Sentosa oyster bar, with Boston lobster at $59.95++ on Mondays and snow crab legs at $49.95++ on Thursdays; and a free $60++ combo bag at Dancing Crab on a $200 spend. We also stripped out what every other list is still running: JUMBO's $24 chilli crab fried rice ended on 31 August, TungLok's 61%-off golden croaker ended on 30 August, and Greenwood's World Oyster Festival closed with the month. Three deals here run all year: House of Seafood waives the birthday celebrant's share of the bill, Long Beach does a six-course executive set lunch from $61.20++ a head for Premier members, and Fish & Co takes up to 30% off takeaway between 3pm and 6pm on weekdays. This is the last month this outlet exists, and JUMBO has priced it accordingly. JUMBO Seafood at East Coast Seafood Centre is the original, trading since 1987, and it CLOSES FOR GOOD ON 30 SEPTEMBER 2026 when its lease expires and NParks redevelops the site. The farewell menu has rolled over from August, so check which offer you are actually chasing: the September deal is a $39 HALF AUSTRALIAN LOBSTER, running 1 TO 29 SEPTEMBER 2026. It replaces August's 39% off Dungeness Crab, which is finished, and it is not the $39++ mud crab that half the internet still lists, which ended back on 31 July. Three more farewell perks run to 29 SEPTEMBER: $39 E-VOUCHERS WITH UNLIMITED REDEMPTIONS, a FREE FRESH COCONUT (U.P. $6.80) if you spot founding member Senior Ang in the restaurant, photograph him, post it tagging @JUMBOGroup.Singapore and show staff, and a COMPLIMENTARY DESSERT OF THE DAY IF YOU WERE BORN IN 1987, the year JUMBO opened. There is also a weekly giveaway running alongside: share a memory of the restaurant for a chance at a FREE 1KG DUNGENESS CRAB, with bonus entries towards $300 in JUMBO Group dining vouchers. All of the above are DINE-IN ONLY, EAST COAST OUTLET ONLY, and not stackable with other discounts. JUMBO is also holding TICKETED GRAND FINALE DINNERS in late September, from about $1,000 per table of ten. Book early for any of it, because a closing date concentrates demand: September will be by far the busiest of the outlet's final two months. GROUP-WIDE OFFERS RUN AT THE OTHER FIVE OUTLETS TOO, and one of them is the quiet pick of the lot. An OCBC credit or debit card gets you a COMPLIMENTARY SEAFOOD DONUT TOSSED IN SALAD CREAM, WORTH $14, on a minimum $88 à la carte food spend, MONDAY TO FRIDAY, and JUMBO's own terms date it 3 AUGUST TO 30 DECEMBER 2026, so it is good for another four months. It is dine-in only, one redemption per table per bill per visit, no splitting of bills or tables, and not combinable with other discounts or membership privileges. Red House's À LA CARTE DIM SUM PROMOTION at Grand Copthorne Waterfront is 50% OFF ON WEEKDAYS and 30% OFF ON WEEKENDS AND PUBLIC HOLIDAYS, and the restaurant has it running THROUGHOUT AUGUST AND SEPTEMBER 2026. That is not the flat 30% that gets repeated around, and it needs no card, code or membership. The menu covers steamed, fried and baked: Fresh Shrimp and Bamboo Shoot 'Har Gau', Truffle Wild Mushroom Dumpling, Charcoal Chilli Crab Bun, Molten Salted Egg Custard Bun, Cocktail Shrimp and Pork 'Siew Mai', Purple Potato Swan Dumpling, Fresh Shrimp with Bean Curd Skin, Mini Egg Tart, Crispy Prawn Dumpling, BBQ Pork Flaky Pastry and Chilli Seafood Tart, plus congee, rice rolls and Pan Fried Carrot Cake with XO Sauce. THE ACTUAL CRAB PRICING LIVES IN A DIFFERENT PROMOTION, and it is the cheapest published live crab in this guide. Red House turns 50 this year (established 1976) and its 50TH ANNIVERSARY SEAFOOD SPECIALS at Grand Copthorne Waterfront put LIVE CRAB AT $98++ PER KG, cooked Singapore Chilli, Signature Nanyang Style or Black Pepper. Alongside it: MARBLE GOBY AT $60++ PER KG, GRILLED OYSTERS WITH GARLIC SAUCE AT $6++ EACH, Braised Australian Lobster with Cheese and Ee-Fu Noodles at $98++ a portion, Signature Roast Duck with Plum Sauce from $28++, and Braised Sea Cucumber with Flower Mushrooms in Claypot at $38++ a portion. Those are available while stocks last and are subject to seasonal seafood availability. TWO DISHES HAVE COME OFF THE MENU WITH THE MONTH: the XO Crab with Carrot Cake and the $48++ Hainanese French-bred Chicken Claypot Rice were both billed by Red House as available for a limited time in August, so do not plan a September visit around either. Three outlets, at Grand Copthorne Waterfront, Esplanade and Clarke Quay, though the dim sum promotion and the anniversary specials are GRAND COPTHORNE WATERFRONT ONLY. Reservations encouraged. ONE SOURCING NOTE: Red House has not published a September page, so the dim sum terms above still sit on the restaurant's August highlights page, which remains live and still states the promotion runs through September. BEST FOR: a weekday dim sum lunch at half price, and the cheapest live crab per kg on this list.

That is a smaller discount than 61% but it runs seven days a week for a month rather than ending with National Day, and TungLokFirst membership is FREE TO JOIN. Read the limits before you book. It is DINE-IN ONLY and WHILE STOCKS LAST. It cannot be combined with other promotional programmes, offers, e-vouchers, vouchers, discount cards or privilege cards. The festival is over but the deal locals actually use is not. Greenwood's 14th World Oyster Festival closed on 31 August 2026 after its extension, and with it went the 25-variety rotating lineup and the $119.95++ tasting platter. What survives, and what was always the better value, is the EIGHT-SEATER LIVE OYSTER BAR AT QUAYSIDE ISLE, SENTOSA, serving HOUSE OYSTERS AT $2.50++ PER PIECE, ALL DAY, EVERY DAY. The terms are unusually relaxed: NO MAINS REQUIRED, NO MINIMUM SPEND, just a MINIMUM OF ONE DRINK PER PERSON. Walk-in only, first-come first-served on limited counter seats, so go early or off-peak. THE WEEKDAY THEMED NIGHTS ARE THE SLEEPER VALUE ON THIS WHOLE LIST, they run year-round at BOTH OUTLETS for dine-in, and with the festival finished there is no longer any clash to plan around. LOBSTER MONDAYS put a 500g to 550g BOSTON LOBSTER AT $59.95++ against a usual $74.95++, in any cooking style you like. OYSTER TUESDAYS give you House Oysters at $2.50++ a piece or A LA CARTE OYSTERS AT 20% OFF, with UNLIMITED ORDERS FOR EVERY MAIN COURSE ORDERED PER PERSON, which is the single cheapest way to eat oysters in volume here. SASHIMI WEDNESDAYS bring back SALMON, TUNA AND SWORDFISH BELLY AT $9.95++, against a usual price from $17.95++. CRUSTACEAN THURSDAYS put SNOW CRAB LEGS AT $49.95++ PER 500G or $99.95++ PER KG, steamed, grilled, chilli crab or black pepper style. One caveat that used to apply has now lapsed: Greenwood's own Oyster Tuesdays page still carries a line saying it is not valid in conjunction with the 14th World Oyster Festival, but the festival has ended, so a Tuesday visit no longer costs you anything. Two restaurants: Bukit Timah (Greenwood Avenue) and Quayside Isle (Sentosa), the latter being the only one with the $2.50++ oyster bar. A THIRD IS COMING IN NOVEMBER 2026: a GFM Bistro at VIVOCITY (#01-188, Level 1, opposite TANGS), the first Greenwood outlet inside a mall. It has not opened yet, so for now the day deals above run at the two existing restaurants only. LOOKING AHEAD, Greenwood has its 23RD ANNIVERSARY BUFFETS booked for 21 OCTOBER AT SENTOSA and 28 OCTOBER AT BUKIT TIMAH, so if you are reading this late in the month, that is the next thing worth a diary entry. BEST FOR: eating a dozen oysters for less than the price of one starter elsewhere, or a Monday lobster at $15 off.

House Oysters $2.50++ per piece at the 8-seater oyster bar at Quayside Isle (Sentosa), all day every day, walk-in only, no minimum spend (min 1 drink per person). Read the terms before you order. It is DINE-IN ONLY at Orchard Central and VivoCity, ONE BAG PER TABLE PER BILL, it cannot be combined with other promotions or vouchers, TL$ cannot be earned or redeemed on the bill, BANQUETS OF MORE THAN 30 PEOPLE ARE EXCLUDED, and it runs while stocks last. Effectively it is 23% back on a $200 bill, and $200 across four people is very reachable here: Dancing Crab's own published average spend is about $20 a head at lunch and $35 at dinner. NEW THIS MONTH, AND THE REASON TO COME AT LUNCH INSTEAD: Dancing Crab added FOUR WEEKDAY LUNCH SETS FROM $19++ on 25 AUGUST 2026, built around Stuffed Beignets, Fish Sandwich, CRAB FRIED RICE and Pan-Seared Seabass. Each set comes with an APPETISER OR HEARTY STEW plus a choice of lemonade or iced tea, and if you bring someone, ORDER TWO SETS AND THE SECOND IS 50% OFF. The discount applies to every second set, so four sets means the second and fourth are half price, which brings a table of four to about $14 a head before service charge and GST. It is DINE-IN ONLY, LUNCH MONDAY TO FRIDAY, and not available on public holidays, the eve of one, or special occasions. It also does not stack with TungLokFirst membership privileges. WHAT HAS ENDED: the SG61 six-course feast for four at $198.90++ was an August promotion and finished on 31 August 2026, so the lunch sets are now the cheaper structured option. HAPPY HOUR RUNS TO 31 OCTOBER 2026, with bottled beers and signature cocktails from $7 and 50% off selected savoury bar snacks when you order any bottle from the Happy Hour selection. At House of Seafood, THE BIRTHDAY CELEBRANT'S SHARE OF THE BILL IS WAIVED DURING THEIR BIRTHDAY MONTH. Not a free dessert, the actual share. The mechanic is a straight division, and House of Seafood spells it out with its own worked example: if four people dine and the bill before GST and service charge is $280, that is divided by four and $70 IS WAIVED. The conditions are simple but firm. MINIMUM FOUR PEOPLE PER TABLE. The birthday diner must be present, and their birthday month must fall within the current month, so this is the September birthdays' month. OFFICIAL DOCUMENTARY PROOF is required: NRIC, passport or driver's licence. LIMIT ONE BIRTHDAY PER TABLE, and it cannot be used together with other promotions, discounts, offers or vouchers. RESERVATION IS REQUIRED: call 8828 9000. The flagship sits at The Punggol Settlement, 500 New Punggol Road #01-01 and #01-02, open Monday to Friday 11am to 2pm and 5pm to 11pm, and Saturday and Sunday 11am to 11pm. Chilli crab and black pepper crab are the house signatures, and there are buffet, catering and VIP room options for bigger groups. House of Seafood also sells a READY-TO-EAT CRAB range billed as restaurant-quality crab in five minutes, if you would rather eat at home. The way in at a fraction of the price is the EXECUTIVE SET LUNCH, priced PER PAX WITH A MINIMUM OF TWO PERSONS: $68++ FOR THE PUBLIC and $61.20++ FOR PREMIER MEMBERS, who get the usual 10% rebate. There are TWO SETS, and the $68++ figure is Set A, worth knowing because Set B is nearly double. SET A is six courses: Handmade Dim Sum Trio Platter, Claypot Live Prawn in Kupang Style, 'Dong Po' Honey Rib, Stir Fried Vegetable with Fresh Scallops, Seafood Noodle in Long Beach Special Broth, and a choice of Black Glutinous Rice with Ice Cream or Mango Sago with Coconut Jelly. SET B IS $128++ PUBLIC AND $115.20++ FOR PREMIER MEMBERS, built around Classic Superior Shark's Fin in Hot Stone Pot, with Thai Emperor Live Prawn, Chicken in Fruit Sauce, Braised 'Chang Le' Luffa with Fish Curd, Sea Treasure Fried Rice, and Snow Gland with Almond Paste in Whole Coconut or Premium Mao Shan Durian Pudding. The third course differs slightly by outlet: Dempsey serves 'Dong Po' Honey Rib in Set A where UDMC serves 'Wei Cun' Chicken, so the menu you see depends on where you book. Read the fine print. The set lunches are NOT AVAILABLE ON THE EVE OF PUBLIC HOLIDAYS OR ON PUBLIC HOLIDAYS AND SPECIAL OCCASIONS, though September 2026 has no public holiday, so the whole month is clear. Premier membership rebates do not apply to lobster bundles. Long Beach has four outlets but THE SET LUNCH RUNS AT ONLY THREE: Dempsey Hill, Robertson Quay and UDMC at East Coast Seafood Centre, each with its own posted set menu. THE TIMING MATTERS MORE THIS MONTH THAN USUAL, because LONG BEACH UDMC CLOSES ON 30 SEPTEMBER 2026 when the East Coast Seafood Centre lease ends. Unlike JUMBO, Long Beach is not leaving East Coast: it is RELOCATING TO COASTAL PLAYGROVE at East Coast Park, about an eight-minute drive away, with the new outlet originally due to open in the FIRST WEEK OF SEPTEMBER 2026. As of 11 September, Long Beach's own site still lists only the four existing outlets and has not yet added a Coastal PlayGrove page, and its UDMC outlet page still gives the East Coast Seafood Centre address, so call ahead before you drive out if you are aiming for the new one. TWO SOURCING CAVEATS ON THIS ENTRY. The set lunch prices above come from the outlet menus posted on Long Beach's promotions page, and those images are dated March 2025, so confirm the price when you reserve. And the 20% off lunch poster still displayed on the same page ran 9 March to 30 April 2026 and has long expired, so do not turn up expecting it. BEST FOR: a proper multi-course seafood lunch on a weekday, at roughly half what the same meal costs at dinner.

How we checked

Most "Singapore seafood promotions" lists copy each other rather than the restaurants, which is why they expire en masse at the start of every month. We opened all eight of these restaurants' own promotions pages on 11 September 2026 and re-checked every claim. Three widely reposted deals came out as a result: JUMBO's $24 chilli crab fried rice (ended 31 August, and now gone from JUMBO's promotions page), TungLok's 61% off Deep-Sea Golden Croaker (ended 30 August) and Greenwood's 14th World Oyster Festival (ended 31 August after its extension). Two more stayed out: the "20% off lunch" poster still sitting on Long Beach's promotions page ran 9 March to 30 April 2026, and the JUMBO East Coast $39++ mud crab that half the internet still lists ended on 31 July 2026.

Sort by date before you sort by price

September's cut-offs bunch up. 29 September is the last day for every JUMBO East Coast farewell offer. 30 September is the last day for four things at once: Red House's dim sum, TungLok Signatures' daily half-price dish, Dancing Crab's free combo bag, and the lease on East Coast Seafood Centre itself. Dancing Crab's happy hour runs to 31 October, Fish & Co's PAssion card offers to 31 December, and JUMBO's OCBC seafood donut to 30 December.

The other four have no end date at all: House of Seafood's birthday waiver, Long Beach's executive set lunch, Fish & Co's weekday lunch sets and takeaway discount, and Greenwood's $2.50++ oyster bar and weekday themed nights. With the oyster festival over, that Greenwood group is now the steadiest value on the list.

How to read the ++ prices

Every price marked ++ in this guide, including $61.20++, $98++, $59.95++, $49.95++, $2.50++ and $60++, is before the 10% service charge and prevailing GST, so the real damage is about 19% higher. A $59.95++ Boston lobster lands near $71 all in. A $2.50++ oyster is about $2.98. The only nett prices here are Fish & Co's Punch Bowl range at $16.60 and $18.80, where nothing is added on top; the same chain's $10.95 lunch sets, by contrast, are stated as excluding GST and service charge.

The catch that catches most people

Five of these eight need something more than turning up:

  1. JUMBO East Coast: the farewell offers are dine-in and East Coast only, and do not stack with other discounts. The group-wide seafood donut needs an OCBC card and a minimum $88 à la carte food spend.
  2. TungLok Signatures: TungLokFirst membership (free to join), dine-in only, and only at Clarke Quay Central and Orchard Rendezvous Hotel. This is not TungLok Seafood.
  3. House of Seafood: minimum four diners, one birthday per table, ID required, and you must reserve by phone.
  4. Long Beach: minimum two persons, and the set lunch does not run at IMM.
  5. Fish & Co: the takeaway discount is weekdays only and only between 3pm and 6pm, and nothing works at Coast & Roast Paragon.

Greenwood's $2.50++ oyster bar has a softer catch: eight counter seats, walk-in only, first-come first-served, minimum one drink per person.

If you're heading to East Coast, read this first

Two of the eight restaurants on this list have an outlet at East Coast Seafood Centre, and the whole centre is closing on 30 September 2026. NParks, the landlord, is redeveloping the site as part of its longer-term plan for East Coast Park. Both tenants were originally told to vacate by March 2026 and were granted lease extensions to the end of September to ease the move.

What that means for each is different:

  • JUMBO Seafood East Coast is closing for good. This is the original outlet, trading since 1987, and it accounted for roughly 14% of Jumbo Group's revenue in FY2025. There is no replacement East Coast site. September's farewell deal is a $39 Half Australian Lobster, 1 to 29 September, alongside $39 e-vouchers with unlimited redemptions, a free coconut for spotting founding member Senior Ang, a complimentary dessert if you were born in 1987, and ticketed Grand Finale Dinners in late September from about $1,000 per table of ten.
  • Long Beach UDMC is moving, not closing. The new outlet is at Coastal PlayGrove in East Coast Park, about an eight-minute drive from the current one, and was due to open in the first week of September 2026. As of 11 September, Long Beach's own site still lists only its four existing outlets and has not added a page for the new one (its UDMC page still gives the East Coast Seafood Centre address and hours), so call ahead before you drive out.

If eating at the original JUMBO is something you have been meaning to get around to, this is the last month, and it will be the busiest. Book.

FOR A WHOLE CRAB, the cheapest published live crab in this guide is Red House Seafood's 50th Anniversary special at $98++ PER KG at Grand Copthorne Waterfront, cooked Singapore Chilli, Signature Nanyang Style or Black Pepper. Greenwood Fish Market undercuts that on a different species: SNOW CRAB LEGS AT $49.95++ PER 500G on Crustacean Thursdays, or $99.95++ per kg, in chilli crab or black pepper style among others. FOR CRAB WITHOUT THE WHOLE CRAB, Dancing Crab's new weekday lunch sets include a CRAB FRIED RICE FROM $19++, and with the second set at 50% off a pair of you eats for about $14 a head. Note that JUMBO's $24 Chilli Crab Meat Sauce on Garlic Fried Rice, which was the cheapest route to the flavour in August, ENDED ON 31 AUGUST 2026. There is no local crab season the way there is a durian season: the mud crab on the menu is overwhelmingly imported live from Sri Lanka, Indonesia and Malaysia and held in tanks, so the price moves with the source country's weather and with festive demand rather than with a Singapore harvest. In practice prices firm up around Chinese New Year and the year-end holidays, and the cheap windows are promotional ones.
