COURTS has put a 20th Anniversary Mega Deals flyer out for its Tampines Megastore, and it is worth reading the brand's own artwork rather than the write-ups, because three things on it do not line up.

The offer is a price ladder, not a discount
Most anniversary sales lead with a percentage. This one leads with numbers you pay. The flyer is built as a grid of fixed price points, each with a black SAVE flash above it and a struck-through recommended price below.

Two numbers sit off the ladder, at $459 and $899, which is a fair sign the ladder is a design device rather than a rule.
The GST line is the quietly good part. The footer says every price shown is inclusive of 9% GST. On a $3,999 television that is the difference between the shelf number and roughly $360 more at the till, and it is not how every furniture and appliance sale in Singapore prints its prices.
Most of the big-ticket lines also print a monthly instalment figure under the price. COURTS runs its own in-house financing, so those figures are a COURTS plan, not a bank one, and the tenure is worth reading at the counter rather than off a poster.
Catch one: the Megastore is 20, COURTS is not
The flyer says 20th Anniversary. The homepage tile says Celebrating 20 Years Of Pioneering Dream Homes. Neither says 20 years of what, and the natural reading is wrong.
COURTS' own corporate page settles it. It says COURTS "expanded its presence to Singapore in 1974", that 2024 marked COURTS' 50th anniversary, and that COURTS "operates the nation's first Megastore, established in Tampines in 2006 under the Economic Development Board's Warehouse Retail Scheme".
So the birthday belongs to the shop, not the chain. And it is early: the Tampines Megastore opened on 16 December 2006, which puts its actual 20th birthday three months after this sale closes.
That matters less for your wallet than for what you expect to find. This is a store anniversary run out of one address, not a chain-wide event, and nothing on the artwork extends it to COURTS' other outlets.
Catch two: two posters, two different offers
COURTS is running the anniversary as two separate creatives at the same time.
- The Mega Deals flyer is the price ladder above.
- The in-store promotion tile on courts.com.sg, filed under the alt text "Megastore 20th Anniversary", is a different poster entirely. Its largest type reads 20% OFF WEEKLY SPECIALS.
Neither poster mentions the other. Nothing published names which products are in a week's specials, or whether 20% comes off the flyer's price points or off something else entirely. If the 20% is what brought you in, ask at the counter which lines are in this week's specials before you build a basket around it.
Catch three: the terms the poster promises are not there
The flyer's footer closes with an instruction: enquire in store for details, or visit COURTS' in-store promotions terms and conditions page for more information.
That page exists. On 7 September 2026 it listed terms for five COURTS promotions:

The Megastore 20th Anniversary sale is not among them. The poster sends you to a page for terms that the page does not carry, which leaves the footer itself as the entire published rulebook:

No start date. No per-customer limit. No member gate. No card gate. What is not written down is not a rule you can hold COURTS to, and it is not one that can be sprung on you either, so read the shelf ticket.
Where, and the hour that is in dispute

COURTS' own in-store promotions page gives two different sets of hours on the same screen. A line near the store listings says the shops open 11:00am to 10:00pm, Monday to Sunday and public holidays. The Megastore's own store card, a few centimetres below it, says Mon to Fri 11:00 to 22:00, Sat, Sun and holidays 10:00 to 22:00.
The two agree on every hour except the first one on a weekend. If you were planning to be there at 10am on a Saturday to beat the crowd for a while-stocks-last item, that is the hour to call ahead about.
Should you make the trip
Yes, for the middle and upper tiers. A flat $320, $620 or $920 on a sofa, a washer, a fridge or a mattress is where a fixed price point beats a percentage, because the discount is largest exactly where a percentage sale usually gets stingiest. Aircon at $2,620 and $3,620 and the three televisions are the lines you cannot replicate with a coupon.
Not for the $20 tier alone. On 7 September 2026, COURTS' own online sale already carried plenty at or under that price without a trip east:

Different products from the flyer's, but the same money. COURTS was also running a separate 09.09 Clearance Sale online and a site-wide banner offering $9 off every $90 spent, neither of which is the anniversary sale and neither of which requires the drive.
One last piece of context that explains why the second flagship has its own separate sale: COURTS is now Japanese-owned. Its holding company, formerly COURTS Asia Limited, is Nojima APAC Limited, wholly owned by Tokyo-listed Nojima Corporation, and the Heeren store trades as COURTS Nojima. That is the shop running The Underground Sale, and it is a different promotion with different terms.

Stock moves during a while-stocks-last sale, so confirm at the shelf.
