The 10am Friday hour is not a general early-bird — and registering does not get you in
Every repost of this sale describes a 10am to 11am "priority access" hour on Friday as though it were an open early-bird for anyone who signs up. LUXASIA's own registration page says something narrower, in three ways.
First, it is a DBS/POSB cardmembers early preview — the artwork on that page reads, verbatim, "YOU'RE INVITED TO THE DBS/POSB CARDMEMBERS EARLY PREVIEW!", and DBS and POSB are named on the campaign as the exclusive bank partner.
Second, it is capped: "Limited to the first 200 registrants only!"
Third, and this is the part worth reading twice, filling in the form is not the same as getting in. LUXASIA's wording: "Submitting this form does not guarantee a confirmed slot. Only guests who receive a confirmation email will be guaranteed entry."
So the honest planning advice is: if you have a DBS or POSB card, register, but do not build your Friday morning around that hour until a confirmation email actually lands. If it does not, the public sale opens at 11am on the same day, in the same carpark.

The address is the tell — this is a distributor clearing its own building
12 Tai Seng Street is not a rented hall. LUXASIA's own contact page lists "12 Tai Seng Street, Level 5 Luxasia Building, Singapore 534118" as its Singapore headquarters. The sale is in the carpark downstairs from the office.
That matters for two practical reasons. It is an open-air Level 1 carpark in an industrial estate, not an air-conditioned expo hall — dress for it, and expect queueing outside. And the nearest MRT is Tai Seng (CC11) on the Circle Line.
The two money offers, and how they actually stack
The S$20 card discount is worth exactly what the arithmetic says, and it gets weaker the more you spend:
- Spend S$250 (the minimum) → S$20 off = 8%
- Spend S$300 → 6.7%
- Spend S$500 → 4%
And it is one redemption per card only, so splitting a big basket across three receipts does not turn one S$20 into three.
Here is the one useful piece of planning in the whole sale: the two thresholds are close enough that a single S$300 receipt clears both. S$300 hits the gift-with-purchase threshold and comfortably clears the S$250 card minimum, so one receipt gets you the gift *and* the S$20. A S$250 receipt gets you the S$20 but not the gift. Two S$150 receipts get you neither.
On the gift itself: LUXASIA says it is "worth up to S$450" and does not publish what it is, whether there are tiers, or how many are available. "Up to" is doing real work in that sentence — treat it as a bonus, not as S$450 of value you are buying your way to.
LUXASIA does not publish the brand list, so go in flexible
Nowhere on either registration page does LUXASIA name which 65 brands will be there. If you are making the trip for one specific product, you are guessing.
What is publishable is the portfolio LUXASIA distributes, from its own brands page — a prestige and luxury list rather than a mass-market one. It includes La Prairie, SK-II, Shiseido, POLA, Guerlain, Diptyque, Creed, Penhaligon's, Acqua di Parma, Amouage, Frederic Malle, Maison Francis Kurkdjian, Kilian Paris, Jean Paul Gaultier, Olaplex, Paula's Choice, The Ordinary, Dermalogica, bareMinerals, Benefit Cosmetics, Laura Mercier, Make Up For Ever, Fenty Beauty, Huda Beauty, Supergoop, Peter Thomas Roth, Eve Lom, Fresh, Chantecaille, Darphin, philosophy, Farmacy Beauty, First Aid Beauty, Malin + Goetz and Lab Series, among others.
That is the distribution portfolio, not a confirmed list for this sale. Read it as the pool the 65 are drawn from, not as a promise that any given name will be on a table.
This is not the Mega Beauty Festival that just ended
Two different events with confusingly similar names ran in Singapore this month, and only one of them is still to come.
The Mega Beauty Festival by Joe's Outlet at Singapore Expo Hall 6A — 500+ brands at up to 90% off — finished its second and final weekend on 23 August. It is over.
The LUXASIA Beauty Festival is this one: a different organiser, a different venue, roughly an eighth of the brand count, but drawn from a prestige distributor's portfolio rather than a mass clearance floor. Fewer brands, higher shelf prices being discounted.
What it means for you
Friday is a workday and the public hours only start at 11am, which pushes most people to Saturday — and Saturday is both the shorter day (10am–6pm, two hours less than Friday) and the picked-over one. If you can get there Friday afternoon, that is the better window.
Also worth knowing: Sephora's Beauty Pass Sale runs to Sunday 30 August, so the same weekend gives you two routes to discounted beauty. Sephora's is tiered and rule-bound; this one is a warehouse floor where the price on the sticker is the price.
