7 Best Curtain & Blind Shops in Singapore 2026: What a Whole HDB Flat Actually Costs

Every curtain shop in Singapore advertises a different unit, and that is the whole problem. Two Moms prices a finished flat ($588 for a 3-room, $688 for a 4-room, $888 for a 5-room, tracks and installation in). MK Curtain undercuts everyone on the smallest home at $499 for a 2-room and throws in a day curtain. Ace Curtains publishes the clearest inclusions of the lot at $730 for a 4-room, GST-free, though its 5-room package buys the same three bedrooms as its 4-room for $200 more. Abang Curtain quotes the lowest number on this page, from $299, but that is per window: its own worked example puts a 4-room flat at $1,794 to $2,093. Then there are the three quote-only showrooms worth the trip anyway: mc.2 for motorised and Zip blinds, The Curtain Boutique for Ziptrak and 3M window film, and Fabrik Etc, in business since 1984. One warning before you search: thecurtainboutique.com is no longer the shop's website and now lands on a domain broker. The live site is tcb.com.sg. We read every price off each company's own site on 7 September 2026.

Every curtain shop in Singapore quotes a different unit, which is why the cheapest-looking one usually is not.

> Quick view: cheapest published 4-room package is Two Moms at $688 all-in. MK takes the 2-room slot at $499. Abang's $299 is per window, so a 4-room lands near $1,794.

Two Moms Curtains: the cheapest published price for a finished 3, 4 or 5-room flat

Prices the whole flat rather than the window, and comes out lowest at every HDB size it publishes: $588 for a 3-room, $688 for a 4-room and $888 for a 5-room. Each package covers night curtains, curtain tracks, delivery and installation, with no hidden fees stated, and the same prices apply to condominiums as long as your window sizes fall inside the range the shop specifies. Measurement is free and islandwide, with no obligation to order afterwards. Payment is split: 50% deposit when you order and the balance after installation, by PayNow, bank transfer or cash. WHAT TO ASK: the packages do not publish a window count, which is the one number that makes them directly comparable to Ace and MK. Pin that down at the measurement, because a 4-room flat with a balcony and a kitchen window has eight or nine window areas, not five. WHERE: 61 Ubi Ave 1, UB Point #03-07, Singapore 408941, five minutes from the other Ubi showrooms.

HDB packages at $588 (3-room), $688 (4-room) and $888 (5-room), with night curtains, tracks, delivery and installation included, plus free islandwide on-site measurement

MK Curtain: cheapest 2-room at $499, and a free day curtain in every package

The only shop here that publishes a full four-tier ladder with what each tier covers: $499 for a 2-room BTO, $599 for a 3-room, $699 for a 4-room (living room and three bedrooms) and $999 for a 5-room (living room and four bedrooms). Every tier is built on custom double-pleat curtains and includes a free day curtain, professional installation, an aluminium track, side hooks and a tie belt; the 5-room steps up to a deluxe double-pleat. Free on-site quotation and free delivery are standard. That free day curtain matters more than it sounds: a day-and-night layer is the usual upsell elsewhere, and it is the layer that makes a living room usable in the afternoon without the lights on. WORTH CHECKING: the published coverage for the 2-room and 3-room tiers reads identically (living room and two bedrooms), so confirm which rooms your $100 difference buys. Publishes the most legible package page of the seven, with a usual price beside every tier so you can see the discount rather than take it on trust: 2-room $500 (U.P. $630), 3-room $630 (U.P. $730), 4-room $730 (U.P. $830) and 5-room $930 (U.P. $1,030). Every tier is dim-out night curtains blocking 80% to 95% of light, with free window tracks, free tie belts and hooks, free installation and delivery, free on-site quotation, and No GST stated on each tier, so the figure you agree is the figure you pay. Add $200 to upgrade to premium textile, which also brings a complimentary living room day curtain. THE LINE TO READ TWICE: the published coverage for the 5-room package is Living Room + 3 Bedrooms, exactly the same as the 4-room package, so the extra $200 is buying fabric or window size rather than another room. Ask what your quote actually covers before signing. WHERE: 1 Yishun Industrial St 1 #06-16, A'Posh Bizhub, Singapore 768160, strictly by appointment, tel 9739 2341. Abang Curtain: hotel-style ripple folds priced per window, and the honest maths to go with it

The lowest headline number on this page and the highest full-flat bill, which is exactly why it needs reading properly. Abang prices per window area at from $299 a room, nett and GST-free, and that figure already includes the aluminium track, delivery, installation and a free Memory Fold treatment worth $80 on Ripple S-Fold sets. One set covers one window or one pair of panels on a single track. Because a typical 4-room flat has six to seven window areas, the shop's own published example puts a whole flat at $1,794 to $2,093, roughly two and a half times a budget package. That is not a markup so much as a different product: ripple folds hang in even, uniform waves rather than gathered pleats, which is the look most people mean by hotel curtains. Turnaround is about 14 to 21 days from confirmed measurement, so book the free measurement when you collect your keys. A 7,000 sq ft gallery at Vertex that is built around motorisation rather than fabric, and the place to go if you want blinds that run on a schedule or answer to a phone. It carries Somfy control systems, Hunter Douglas and Renson, its own MAGNAZip+ Zip blinds for balconies, plus motorised curtains, venetian, roller, vertical and rainbow blinds, and extends into wood flooring, invisible grilles, sun shade systems and smart awnings. Its own signage claims 30,000 customers served. Purchases earn Kris+ at 3 miles per S$1 spent, which is a genuine perk on a four-figure order. The Curtain Boutique: the widest range, and the domain you must not search for

The most decorated name on this list and the one to see if your job is not a straightforward set of bedroom curtains. Alongside day and blackout curtains it stocks six blind types (roller, roman, venetian, vertical, honeycomb and combi, and sheer shades), genuine Ziptrak outdoor blinds including the DualDrive model, 3M window films, iGlass outdoor curtains and even roofing. It won a Singapore Prestige Brand Award in 2019, was recognised in the Home & Living category at the SRA Retail Awards 2026, and carries Company of Good recognition. Trading since 1984, which makes it the oldest business on this list by a wide margin and the safest pick if longevity is what reassures you on a made-to-measure order that has to be re-hung years later. The range is broad: day, night, blackout and sheer curtains; roller, venetian, wooden, vertical, combi, roman and outdoor blinds; genuine Ziptrak; Hunter Douglas premium shades; and beyond window treatments into wallpapers, reupholstery and carpet, plus motorised and smart systems. It quotes a 14 to 21 working day lead time from consultation to installation, which is the same window Abang gives and a useful sanity check on anyone promising much faster. NO PRICE LIST: Fabrik publishes no rate card, stating that price varies with fabric, window size and product type, and no discount code or dated promotion is currently listed on its site. The four numbers that decide your bill

Curtains are one of the last things you buy for a new flat and one of the first things you regret buying badly, because the fabric outlives the renovation. The trouble is that no two shops in Singapore quote the same way, so the numbers you collect are not comparable until you normalise four things.

One: is the price per flat or per window? This is the big one. Two Moms, MK Curtain and Ace Curtains sell packages covering a stated number of rooms, so a 4-room package really is $688 to $730 finished. Abang Curtain sells per window area at from $299, which reads cheapest in a search result and finishes dearest: its own worked example is $1,794 to $2,093 for a 4-room flat. Neither model is wrong. They are simply different products, and the per-window shops are usually selling a better-hanging curtain.

Two: how many window areas does the package actually cover? Ace publishes this and it repays a careful read. Its 4-room package covers a living room and three bedrooms; so does its 5-room package, at $200 more. MK's 2-room and 3-room tiers likewise read identically at $100 apart. Two Moms does not publish a window count at all. A real 4-room flat with a balcony, a kitchen window and a utility window has eight or nine window areas, not five, and anything beyond the package is charged as an add-on. Count your own windows before the measurement and ask each shop to price that exact count.

Three: is GST on top? Ace states No GST on every tier and Abang describes its price as nett and GST-free, meaning neither is GST-registered, so the agreed number is the final one. Larger showrooms generally are registered and add 9%. On a $730 job that is about $66, which is enough to change which of the cheapest three actually wins.

Four: dim-out or blackout? Every budget package here is built on dim-out fabric, roughly 70% to 95% light blocking, with Ace stating 80% to 95%. True blackout is 95% to 100% and is worth paying for in the master bedroom, a nursery and any west-facing room. Upgrade room by room rather than flat-wide; it is much cheaper and you will not notice the difference in a study.

Make one afternoon in Ubi do the work

Singapore's curtain trade is unusually concentrated, and you can use that. Vertex at 33 Ubi Ave 3 holds The Curtain Boutique at #01-01, MK Curtain at #01-11 and mc.2 at #01-28/29, which is a budget package, a mid-market showroom and a motorised-blinds gallery inside one building. Two more are minutes away: Abang Curtain at UB One, 81 Ubi Ave 4 #01-13, and Two Moms Curtains at UB Point, 61 Ubi Ave 1 #03-07. Fabric weight, drape and the difference between a gathered pleat and a ripple fold are impossible to judge from a website, so see them in person and collect written quotes for the same window count from two or three shops on the same day.

Ace Curtains is the one worth a separate trip, in Yishun and strictly by appointment, because its published inclusions are the clearest of the seven and give you a benchmark to hold the others against.

Two things to check before you search

The old domain thecurtainboutique.com has lapsed and now redirects to a domain broker's listing page. The shop itself is trading normally from tcb.com.sg, but plenty of directories and roundups still point at the dead address. Do not enter your details there.

Separately, be wary of curtain sites that publish detailed price guides but no company name, no showroom address and no phone number, only a WhatsApp button. Several rank well for price-guide searches. A registered showroom you can walk into is worth a great deal when a track needs adjusting a year later.

Frequently Asked Questions

How much does it cost to curtain a whole HDB flat in Singapore in 2026?

For a 4-room flat, the published all-in packages on this list run from $688 to $730: Two Moms Curtains charges $688, MK Curtain $699 and Ace Curtains $730 (against a usual price of $830). Those figures cover the living room and three bedrooms with night or dim-out curtains, and include tracks, delivery and installation. If you want hotel-style ripple folds instead of a budget package, the number roughly triples: Abang Curtain prices per window from $299 a room, and its own worked example puts a 4-room flat at $1,794 to $2,093 for six to seven sets. Blinds cost more than curtains at the same shop. Where a shop publishes both, roller blinds add roughly $300 and venetian blinds roughly $400 over the equivalent curtain package.

Are curtain prices in Singapore quoted per room or per flat?

Both, and mixing them up is the single most expensive mistake on this page. Two Moms, MK Curtain and Ace Curtains sell flat-level packages: one price covers a stated number of rooms, so a 4-room package is genuinely $688 to $730 finished. Abang Curtain sells per window area, where each $299 covers one window or one pair of panels on a single track. A per-room number always looks cheaper in a search result and is almost always dearer once you multiply by the six to ten windows a real flat has. Before comparing any two quotes, ask each shop how many window areas its number covers.

Do curtain shops in Singapore charge GST on top of the quoted price?

It depends on whether the shop is GST-registered, and the smaller ones on this list are not. Ace Curtains states No GST on every package tier, and Abang Curtain describes its from-$299 price as nett and GST-free, so the number you agree is the number you pay. Larger showrooms generally are registered, which means 9% goes on top unless the quote says otherwise. On a $730 package that difference is about $66, enough to reorder the cheapest three. Always ask whether a written quote is inclusive before you compare it against another shop's.

What is the difference between dim-out and blackout curtains, and which do I need?

The difference is how much light the fabric stops. Dim-out fabric typically blocks around 70% to 95% of light and still lets a soft glow through at the edges; the packages on this list are built on dim-out, with Ace stating 80% to 95%. Blackout blocks 95% to 100% and is what you want in a master bedroom, a nursery, or any west-facing room where the afternoon sun is the problem. Most shops will upgrade individual rooms rather than the whole flat, which is the cheaper way to buy it: keep dim-out in the living room and study, and pay up only for the bedrooms that need real darkness.

Where are most of Singapore's curtain showrooms?

Ubi, and it is worth planning around. Vertex at 33 Ubi Ave 3 alone houses The Curtain Boutique at #01-01, MK Curtain at #01-11 and mc.2 at #01-28/29, so you can walk between three very different price tiers in one building. Two more sit minutes away: Abang Curtain at UB One, 81 Ubi Ave 4 #01-13, and Two Moms Curtains at UB Point, 61 Ubi Ave 1 #03-07. That makes one afternoon in Ubi the most efficient way to feel fabric weights and compare written quotes in Singapore. Ace Curtains is the exception, in Yishun at 1 Yishun Industrial St 1 #06-16 and strictly by appointment.
